Textures (dress, earrings, shoes and leg socks) seen in the screenshots were made by AC-130 Pilot.

I think this dress suits her nicely and there are no texture eyesores e.g. leg going through cloth.

Make a backup of "peds.dat" in your "data" folder if you're going to try this: It's possible to replace CJ's voice with businesswoman's in "peds.dat"(data folder) by replacing this line:
0, null, generic, PLAYER1, STAT_PLAYER, player, 0, 0, null, 9,9 , PED_TYPE_PLAYER, VOICE_PLY_CR, VOICE_PLY_CR
with this one(at the start there's originally "150" which stands for the ID of that ped instead of "0" which stands for CJ's ID. It must be "0" to work for CJ):
0, WFYBU, wfybu, CIVFEMALE, STAT_SUIT_GIRL, player, 120C,1, man,9,2,PED_TYPE_GEN,VOICE_GEN_WFYBU,VOICE_GEN_WFYBU
To remove completely? Not sure about that... but you can try replacing CJ's line with this one(security guard who doesn't talk(I think)):
0, WMYSGRD, WMYSGRD, CIVMALE, STAT_TOUGH_GUY, man, 170F,1, null,2,6,PED_TYPE_GEN,VOICE_GEN_WMYSGRAD ,VOICE_GEN_WMYSGRAD
